
If you don't like rules, then don't buy a unit in a sectional title scheme! Having said that, the Conduct Rules as quoted in Section 35(2) should be reasonable and apply equally to all residents. They are a legal requirement and a necessity as it helps to maintain the living environment of your complex.
These rules are specific and are based on a common model applicable to all complexes, however, because of the diversity of individual complexes these rules should be adapted to suit the environment in which you live before submission to the Deeds Office.
At no stage while you are an owner of a sectional title unit, can you "decide you don't want to be bound by the conduct rules". Basically you have "signed" a contract you cannot get out of !
